Neighborhood

Park East is off East Riverside, south of the river and east of I-35. Downtown is about ten minutes when traffic cooperates. The airport is close enough that you learn the flight paths.

The neighborhood is a mix of townhomes and single-family homes, with two parks, a playscape, and a fenced dog park inside it.

Nearby

  • Riverside Golf Course, 1020 Grove Blvd. It opened in 1949 as the second home of Austin Country Club. Ben Crenshaw and Tom Kite learned the game there under Harvey Penick. Walk-ups are welcome.
  • Roy G. Guerrero Colorado River Metro Park, 400 Grove Blvd. Four hundred acres, a disc golf course, and a 3.3-mile loop down to the water. Open 5 am to 10 pm.
  • McKinney Falls State Park, fifteen minutes south. Reserve a day pass before you go on a weekend, or you’ll get turned around at the gate.
  • The Buzz Mill, 1505 Town Creek Dr. Open 24 hours. Open mic Mondays, trivia Tuesdays, comedy Wednesdays.
  • Baby A’s, 1705 S. Lakeshore Blvd. Closed Sundays. The Barton Springs original shut down in 2024, so this is the one left on this side of town.

What’s Changing Nearby

River Park

A 109-acre development is going up on the land bounded by Roy G. Guerrero park, East Riverside, Pleasant Valley Road, and Country Club Creek. Phase 1 at Riverside and Vargas Road is due to finish in October 2027. Phase 2 follows in 2030, and the full build is planned over 10 to 20 years.

A 4,000-seat music venue operated by AEG Presents is going in at Riverside and Crossing Place, with more than 30 acres of public open space and trails connecting into Roy Guerrero Park.

The project drew opposition when it was proposed. Neighborhood groups raised concerns about displacement in East and Southeast Austin.

Light Rail

Austin’s first light rail line runs east from downtown along East Riverside. Phase 1 covers 9.8 miles and 15 stops. Federal transit officials rated it Medium-High in the 2026 to 2027 funding recommendations. Initial service is targeted for 2033. The extension to the airport was cut from Phase 1 and has no date.

Expect Construction

Both projects sit on the same stretch of East Riverside. Plan on lane closures and detours for years.

Zones Are Being Redrawn

Del Valle ISD is reviewing attendance zones for every campus, with changes taking effect in the 2027 to 2028 school year. The district has a map viewer where you can enter your address and see your current zone alongside each proposed option. If you have kids at home, check it.
